01 · The proposition

A single trade partner for prime residential bathroom specification.

Residential bathroom specification has historically meant managing multiple suppliers across the same build: one for cabinetry, one for sanitaryware, one for brassware, one for accessories. The coordination overhead compounds across a development of any scale. 34 St John exists to remove it.

We supply vanity units, basins, baths, showers, toilets, brassware and accessories under one trade account all manufactured in our UK facility or through long-standing European partners so your specification document, your purchase orders and your delivery schedule stay consolidated from planning to practical completion.

  1. One point of contact from specification through to delivery
  2. One consolidated delivery schedule aligned to your build programme
  3. One specification document re-issuable across phases, plots or portfolio
200+ Years of bathroom furniture-making experience behind every product and every spec.
UK & EU Manufacture across our UK facility and trusted Italian and wider European production partners.
4.9 ★ Average customer review score across direct sales. Same product, same after-sales care, on trade terms.

02 · Why developers choose us

We understand prime residential procurement.

You aren’t specifying a single bathroom. You’re working across plots, phases and a capital plan that has to hold to programme and to margin. Everything we do for residential trade clients sits under one of these four pillars.

01

Specified to last

Hospitality-grade construction and lifetime guarantees on core ranges. Beyondstone basins engineered for durability. Built for the wear of occupancy not a showroom.

02

Colour without compromise

Vanity units made to any Farrow & Ball colour or any custom RAL or Pantone reference. Match an interior designer’s scheme exactly no minimum order on bespoke finish.

03

Volume on programme

Phased delivery aligned to your build schedule. We hold capacity for multi-plot orders, stage shipments to site or warehouse, and consolidate FF&E into single invoices.

04

Consolidated FF&E

From vanities to towel rings under one trade account, one PO, one delivery schedule and one specification document re-issuable across future plots or portfolio roll-outs.

“The bathroom is the room buyers spend the least time planning and the one they notice most at exchange.” Trade team, 34 St John

04 · Bespoke colour

Your colour. Any colour.

The most consistent feedback from residential developers and interior designers we work with: every other supplier has six colours and a six-month lead time if you want a seventh. We built our colour service to be the opposite.

Our Scanalato vanity units can be made to match any Farrow & Ball colour at no upcharge to standard finishes, or to any custom RAL or Pantone reference for brand-critical or interior-design-specific specifications. Whether you’re matching a heritage colour scheme on a period conversion, meeting a developer’s brand palette across a new-build scheme, or satisfying an interior designer’s mood board for a single lateral apartment the system handles it.

There’s no minimum quantity. You can specify one bespoke-colour vanity for a single show apartment, or fifty in a brand-standard finish across an entire development phase. Sample sachets are available before you commit.

07 · FAQ

Residential developer FAQs.

The questions that come up most during developer briefings, design-stage specification and contractor procurement. If yours isn’t here, the trade team will pick it up directly.

Does 34 St John work directly with developers, or only through contractors or designers?

Both. We work directly with developers and their procurement teams who want to consolidate bathroom FF&E onto a single supplier account. We also work through main contractors, fit-out specialists and interior designers specifying on the developer’s behalf. The trade account structure works the same way regardless of the route to market.

What’s the minimum order size for residential trade pricing?

There’s no fixed minimum to open a trade account. Trade pricing applies on project-scale orders typically from around ten units upwards but we quote on smaller developments and single show-apartment specifications too. Tiered pricing improves with volume, and we’re happy to structure pricing against phased programme commitments.

Can you match a specific interior design colour or developer brand standard?

Yes. Our vanity units can be finished to any Farrow & Ball colour or to any custom RAL or Pantone reference. We’ve supplied developer brand-standard finishes for schemes rolling out a single palette across multiple plots, and bespoke colour matches for individual interior designers specifying one or two signature apartments. There is no minimum order on bespoke colour.

How do you handle delivery across multiple plots or phased releases?

For phased developments we plan call-offs against your build programme deliveries land when the site is ready for them. We can stage shipments to site or to a third-party warehouse for managed distribution, and consolidate logistics invoicing to align with your draw-down schedule. The specifics are agreed at the quotation stage once we understand your programme.

Are your products suitable for residential specification not just domestic buyers?

Yes. Core ranges carry lifetime guarantees and are built to the same specification we supply to the hotel and hospitality sector. Beyondstone basins are engineered for high-turnover environments and are significantly harder-wearing than traditional ceramic an important consideration for buy-to-let or managed residential schemes with high tenant turnover.

Can you produce a specification document for the development?

Yes. For multi-plot or multi-phase projects we produce a consolidated specification document product codes, finishes, dimensions, pricing that can be issued to your main contractor, re-used for future phases, and shared with warranty or property management teams at handover. Ask for this at the enquiry stage.

Do you supply samples before we commit to a development order?

Yes. Colour samples, finish samples and Beyondstone™ material samples are all available before order confirmation. For large-scale specifications we can also discuss a show-apartment sample installation before committing across the full development.

Do you offer installation, or is it supply-only?

34 St John is a product supplier we manufacture and deliver. Installation is carried out by your main contractor, fit-out contractor or specialist sub-contractor. Where it’s useful, we can recommend installation partners we’ve worked with on previous residential and hospitality projects.

How do I open a trade account and start the specification process?

Submit the trade enquiry form linked at the top and bottom of this page with a brief on your project number of plots, programme, any finish or colour requirements and we’ll respond within one working day with a route forward, pricing approach and a sample request if it helps. For urgent procurement timelines, call us directly.
